RON WILSON – 1 ALDER ROAD (A) DEVELOPMENT OFFICER’S MEMO DATED APRIL 28, 2005 Applicant, Ron Wilson and Mrs. Wilson were present. There were no written responses received and no one present speaking against this Application. Don McAlpine of 23 Young Street was present and spoke in favor of this Application. “…moved by Ralph Stevens that the Planning Advisory Committee grant approval of a Discretionary Use as a permitted Home Occupation under Section 8.2.2.2(c) of the Town’s Zoning By-law, By-law No. 101, for the operation of a bicycle repair shop, limited to an area of 16.5 m² (176 sf) to be operated as a Home Occupation under conditions imposed by Section 5.4 of the Zoning By-law, located at 1 Alder Road, PID No. 00226993….” Seconded by Cllr. Little. Carried.

(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 28, 2005 There was no one present with regard to the above Application. “…moved by Jim Burke that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No,. 101, for the location and placement of an accessory structure, to be located at 533 Nerepis Road, PID Nos. 00117002/00116632/00210542/00466441; a) under Section 5.1.2, grant a variance of 11.95 m² to increase the maximum size of an accessory building from 75 m² to 86.95 m²….” Seconded by Ron Daigle. Carried.

| RE: DONALD MCALPINE – 23 YOUNG STREET
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 28, 2005 (B) RESPONSE RECEIVED FROM JOAN MCDONNELL DATED APRIL 28, 2005 Applicant, Donald McAlpine was present. There was no one present speaking against this Application. Surrounding property owner, Joan McDonnell was present and advised the Committee that she felt she was not provided with ample time or sufficient information in order to make a proper decision. However, upon speaking with Mr. McAlpine, she is in favor of his Application. Applicant, Donald McAlpine advised the Committee of the following:
a) under Section 8.2.2.3(d), grant a Variance of 4.15 m to reduce
the required Front Yard Setback from
subject to the construction of the base for the new accessory building be located a minimum of 30 cm above the existing grade level of the street….” Seconded by Mel Steffens. Carried.
