CALL TO ORDER

The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, June 21, 2010 at 8:00 p.m. with Chairman, Ralph Stevens presiding.

2. RECORD OF ATTENDANCE

All Members were present with the exception of Ron Daigle.

Jason Gomke was present representing Applicant, James Andrew Shaw and advised he had nothing further to add to this Application, however, was present to answer any questions.

There was no one present speaking in favor of or against this Application.

“…moved by Chyann Kirby that the Planning Advisory Committee recommend to Council to accept $1,106.69 as money in lieu of Land for Public Purposes requirements (cash, money order, certified cheque or debt it) for the purpose of creating one new building lot on Woolastook Drive, out of PID No. 30174650, as shown on the Tentative Subdivision Plan, James Andrew Shaw Subdivision, Lot 10-1, as prepared by DeSaulniers Surveys Inc. (undated); with approval of Final Subdivision Plan to be subject to:

a)$1,106.69 LFPP payment (cash, money order, certified cheque or debit);
b)recording of signature for any additional Public Utility Easements;

“…moved by Cllr. Bev Day that the Planning Advisory Committee APPROVE the Request for Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a single family dwelling, as proposed to be located on PID No. 30174650 , subject to:

a)    maintaining the present elevation of the driveway with a positive slope top the street on the road right-of-way;
b)  approval and registration of new lot, based on Tentative Subdivision Plan, James Andrew Shaw Subdivision, Lot 10-1 (undated), creating a separate building lot out of PID No. 30174650….”

(A)DEVELOPMENT OFFICER’S REPORT DATED JUNE 17, 2010

Applicants, B. Kendall & Adrianne Tomilson were present and advised they had nothing further to add to their Application.

There was no one present speaking in favor of or against this Application.

1.    “…moved by Jim Burke that the Planning Advisory Committee DENY the Request for a Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to increase the maximum area of an accessory building,  AND;

   2.     that the Planning Advisory Committee APPROVE the Request for a Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to increase the maximum height of an accessory building,  to be located at 46 Majestic Drive, PID No. 30076186;

a)by granting a Variance of 1.1 m to increase the maximum height of an accessory building from 6 m (19’-8”) to 7.1 m (23’-4”)….”

10. APPLICATION FOR VARIANCE
RE:      JUSTIN PARSONS & SARA MCFADDEN – 30 RIDGE WAY

There was no one present speaking in favor of or against this Application. 

    “…moved by Linda Estabrooks that the Planning Advisory Committee APPROVE the Request for a Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to increase the maximum height of a fence in the rear yard of 30 Ridge Way, PID No. 30132393:

a)by granting a Variance of 0.3m to increase the maximum height of fence from 1.5 m to 1.8 m….”

“...moved by Linda Estabrooks that the Planning Advisory Committee approve the following Variance Request to the Town's Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, in the amount of 2.5 m, to reduce the front yard set-back from 7.5 m to 5.00 in for the proposed dwelling, as shown on the submitted Site Plan at 19 June Avenue, PID No. 30262745....”

RE:     SUMMER MEETING SCHEDULE

    “…moved by Jim Burke that the Planning Advisory Committee adopt a summer meeting schedule by cancelling the regularly scheduled meetings of July 5, 2010 and August 16, 2010, noting that a special meeting may be called if required….”

RE:  PAUL BAINES, OAKHILL HOMES – 46 HILLANDALE DRIVE
(A)  DEVELOPMENT OFFICER’S REPORT DATED JUNE 18, 2010

There was no one speaking in favor of or against this Application.

“…moved by Cllr. Bev Day that the Planning Advisory Committee APPROVE the Request for Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a single family dwelling, as proposed to be located on PID No. 228650 , subject to:

a)     creating a swale on the right-of-way on the width of the lot and installation of new 3 section 18 inch diameter concrete driveway culvert as approved by the Works Commissioner….”
