DEVELOPMENT APPROVAL/BUILDING PERMIT APPROVAL
WITHIN TOWN OF GRAND BAY-WESTFIELD BOUNDARIES

As everyone is aware the Town of Grand Bay-Westfield has by-laws which were created to protect and control development in the Town and ensure responsible development in the community.  These by-laws establish minimum criteria to protect you, other residents, and future residents.

There are times when a development proposal does not meet the by-law.  In these cases the proposal needs to be reviewed and forwarded to the Planning Advisory Committee (PAC) for direction and consideration of minor variances to the by-law.

The Planning Advisory Committee is made up of six local residents appointed by Council for a three-year term.  They review the proposed development and either grant or deny the proposal or provide a recommendation to Council.

Because the Planning Advisory Committee is made up of volunteers it only meets twice a month.  Thus, it takes approximately one month to obtain a decision.

It is requested that residents who are planning a development (lot creation, construction, changing a use, etc.) contact the Town at 738-6409 to discuss their proposal well in advance of construction in order to allow time for processing, if required.

You Must Obtain a Permit When:

*    Constructing a new home or accessory building (shed, garage, etc)
*    Adding to an existing structure: additions, bedrooms, garage, sundeck,
     fence, pool, carport, railings/guards, etc.
*    Demolishing/re-locating a structure
*    Installing a retaining wall
*    Installing new rooms in the basement or attic
*    Altering structural partitions
*    A change in use as dictated by the Zoning By-law
*    The work requires the issuance of an Electrical Permit

Please note that once a Building Permit has been issued, the applicant has six months to start the authorized work.
